After a lease becomes fully executed the landlord will normally complete whatever work they need to do so they can “turnover” the space to tenant. Once a space is “turned over” and accepted by tenant the “build-out” time clock starts to run toward the tenant’s rent start date. Build-out time of 90-180 days is also part of the LOI negotiation because certain uses need more time to build-out than other uses.
