The more desirable the site, the more tenants will be pursuing that vacancy. Landlords want to fill their vacancies. Otherwise, they have to absorb the expenses of CAM, Taxes, and Insurance, plus the mortgage payments for the center.
Regional and national retailers are always responsive to landlords. Mom and Pop retailers or smaller chains are also desirable tenants with their unique product offerings that make the landlord's center different. But you must be responsive. LOI’s should be responded to in days, not weeks. Leases should be negotiated and signed in weeks, not months.
